Sealed-unit replacement
Foggy Window Glass & Sealed-Unit Replacement
Find out where the moisture is.
A view that turns hazy between the panes can point to a problem inside the sealed glass. It does not automatically mean the surrounding window has reached the end of its useful life.
Proplas assesses misted glass in Innisfil and Barrie, checks the assembly and discusses a suitable replacement for the affected unit.

Three different observations
On the glass, or inside the glass unit?
Describe what you see and when it appears. The position of the moisture is more useful than calling every cloudy window a failed seal.
- Room-side moisture
- Water on the indoor surface can form when moist room air meets cool glass. Humidity, air movement and surface temperature all matter.
- Outdoor moisture
- Condensation can also form on the exposed exterior surface under suitable weather conditions. That observation alone does not establish seal failure.
- Mist between sealed panes
- Moisture trapped within a factory-sealed unit can indicate a failed edge seal or damage. Persistent marks inside that space are a reason to have the glass assessed.
Separate panes in an older storm-window arrangement are not necessarily a factory-sealed unit. The construction needs identifying too.
What gets replaced
A new unit within a suitable window
The panes, spacer and edge seals form one insulating glass assembly. Replacement addresses that assembly.
The sash is the part that holds the glass. Its condition, the glazing supports, retaining pieces and drainage affect whether new glass can be fitted correctly. Some window constructions need a different replacement approach.
Compare glass, sash and full-window considerations →Match more than the dimensions
Thickness, coatings, glass colour, internal grilles and the visible spacer can influence fit and appearance. A replacement beside older glass may look different even when the dimensions match.
We check available options against the existing window before ordering. The assembly must be able to accept the proposed weight and thickness.
Where glass-only work stops
A new sealed unit does not correct decay, distorted frames, poor drainage or a draught caused elsewhere. Where keeping the assembly is unsuitable, consider complete replacement windows.
Assessment & quote
Bring the symptoms. We’ll check the specification.
Include the affected rooms, approximate quantity and whether the misting is constant or changes with the weather.
Optional overall and closer photographs can help with the initial discussion. Measurements supplied by a homeowner support the enquiry; the final size, thickness and construction must be confirmed before ordering.
The quote reflects the number and size of units, coatings, grilles, shapes, access and retaining details. The selected specification and production requirements influence timing.
Submitting the form starts an enquiry. The scope and installation arrangements are agreed after review.
Your questions
Questions about foggy and misted glass
Start with what you can see. We can help clarify what needs checking.
Is foggy glass the same as a dirty window?
A film on an accessible surface may be dirt or a surface deposit. Misting inside the sealed airspace cannot be reached by ordinary cleaning. Report where the marks appear and when you notice them; assessment distinguishes these conditions.
Can a misted unit become clear again on its own?
Visible moisture can change with weather and temperature. A temporary clear view does not establish that a failed edge seal has recovered. Intermittent misting between sealed panes is still useful information to share.
Is defogging the same as a new sealed unit?
No. Drilling or clearing visible moisture does not replace the panes, spacer and factory edge-seal assembly. This service assesses replacement of the affected unit; surface caulking or adding gas is not an equivalent replacement.
Do all the sealed units in the house need replacing?
One affected unit does not automatically mean every window needs work. Each opening can be assessed on its own condition. List any others showing symptoms so they can be included in the discussion.
Can I change from double to triple glazing?
Only if a suitable specification is available and the existing assembly can accept its thickness, weight and glazing requirements. More panes are not a universal upgrade for an old sash. Compatibility must be confirmed first.
Can new sealed glass cure a draught around the frame?
A draught at the opening, frame or weather seal may have a different cause from misting inside the glass. Mention both symptoms. Replacing a sealed unit does not by itself correct installation gaps or damaged surrounding components.
Start with the glass
Tell us which glass needs replacing.
Send the problem and property location. Proplas will review your enquiry and contact you about the next step.
For photos, one overall view and a closer view of the affected area are useful. Stay in a safe position; leave loose glass and retaining parts alone. Photos and approximate dimensions are optional.
